The housing market update for Winter Garden FL will be based on data from the local Multiple Listing System used by real estate agents. I will not include the new construction home sales which are not shown in our system. However we will be comparing data from the previous year for reference. I will only be basing numbers on single family homes, condos and townhomes. No multi family homes, villas, farms etcetera will be included. In the previous 30 days 160 single family homes, condos and townhomes were recorded as sold. Below are the median home prices as they give us the best reference point to track over time.
Condos - 5 condos sold for a median price of $315,000. Prices were from $305K to $384K.
Single Family Homes - 149 sold for a median price of $674,500.
Townhomes - 19 sold for a median price of $425,000.
Actually the number available as I write this is 580 which is ridiculously high compared to historical numbers. Normally a large number of homes for sale will drive prices down. However it may take some time in the 34787 zip code as this area is fairly unique and one of the best markets in Florida.
A few things to consider are many buyers placed just 3 to 5 percent downpayment when purchasing their homes. Many of them simply cannot afford to sell at a loss or bear out of pocket expenses. A few homes will end up being short sales or foreclosures. Both cases take quite a bit of time before those homes can affect the market. Trust me on this, until banks have quite a few properties in foreclosure or being sold short they will not sell them cheaply.
