The likelihood of weather conditions or sea level rise causing a flood risk in Winter Garden are very slim. If you purchase a waterfront or lakefront home in a flood zone other than flood zone X you may have some issues if weather conditions include many inches of rain.
This city is actually not far from the highest elevation in the peninsula of FL which is Sugarloaf Mountain at 312' above sea level. Overall this mountain is the 5th highest place in all of Florida. Winter Garden is not as flat as many think. It is high enough that you can see the Wheel at Icon Park from Horizon West.
Basically non existent. By that I mean if you stay away from the lakes you rarely see roads flooded from rains other than in isolated instances. As a general rule those instances are where there is not much soil and the pavement or concrete keeps the water from soaking into the soil. That is a man made/ bad design caused flood in a small location not city wide affecting many properties like the word flood risk implies.
Central Florida may see more floods. The areas south of Clermont FL include the northernmost portion of the watershed which feeds the Florida Everglades. This area is known as the green swamp. You may not see the wetland as you drive through but trust me it is there. This is also an area filled with Florida Wildlife some with teeth.
Builders in FL understand the impacts of both moisture and flooding. Heavy rains can cause water damage and even localized flood damage. For this reason many homes are built upon soil that is brought into an area and then the overall site is approved by inspectors.
It takes months to prepare larger properties for subdivisions because of installing drainage systems designed by engineers to prevent flood damage based on past flooding and known worse case weather scenarios. Most major flood risk are limited at best.
Get flood insurance. Make sure your insurance will cover what you believe that it will. Nothing is worse than expecting your insurance company to pay and finding out they wont because of a clause you missed. Case in pointe, the destruction of boat docks. Thank you for visiting WinterGardenFL.com.
